Courtyard by Marriott Hotel Renovation Case Study

Hotel restoration projects move differently.


Guests expect normalcy. Operations cannot stop. And behind the scenes, every hour matters.

That was the reality at the Courtyard by Marriott in Ocala, where a sudden pipe burst caused extensive water damage across 30 guest rooms and surrounding common areas.


We were brought into the project through WrightWay Emergency Services, who initially handled remediation and stabilization. Based on that performance and established partnership, we were selected to complete the reconstruction phase.


What followed was a highly compressed renovation with a strict 30-day timeline.



A 30-Day Countdown From Day One


From the moment we stepped onto the site, the expectation was clear: restore 30 guest rooms and impacted areas quickly, efficiently, and without compromising hotel operations.

There was no luxury of downtime. Every day mattered.


We immediately mobilized crews, coordinated sequencing with our partners, and built a plan that allowed demolition, drying, framing, and reconstruction to move in tight, controlled phases.

Working Inside a Live Hotel Environment


Unlike a closed construction site, this was an active hospitality property.


That meant:

  • Guests were staying in unaffected rooms

  • Hallways and service areas remained active

  • Noise, dust, and access had to be tightly controlled

  • Safety and communication were constant priorities


We created clearly defined work zones and adjusted daily workflows to ensure construction never interfered with guest experience.



Hidden Conditions and Fast Decisions


Water damage restoration always carries a level of uncertainty. Once demolition began, additional conditions were uncovered beneath finishes and within framing, which is standard in this type of work.


The key was speed of response.


Instead of delays or guesswork, our team worked directly with WrightWay to evaluate conditions, communicate findings immediately, and implement solutions in real time. This kept the project moving forward without disruption to the broader schedule.

Finishing Ahead of Schedule


Through careful coordination and an experienced field team, we completed the full 30-room renovation and associated common areas three days ahead of schedule and under budget.

That outcome came from one thing: tight execution under pressure.


Every phase, from demolition to final finishes, was planned with efficiency in mind while still maintaining the quality standards expected of a national hotel brand.



The Result


The hotel was able to reopen affected areas quickly, with fully restored guest rooms and upgraded interior finishes that met modern hospitality standards.


More importantly, the property regained full operational confidence after a disruptive event.
